Ir Yamim vs Agamim — what actually separates them

Published 7/26/2026

If you are looking for a new-build apartment in Netanya, you will almost certainly end up at these two neighborhoods. They border each other, both were built over the last decade or two, and both are priced high. So why does the price gap reach 300–500K NIS for the same apartment size?

Location

Ir Yamim is adjacent to the coast. Most buildings are a genuine walk — 5 to 15 minutes — from the sea. Agamim sits further east; reaching the beach means driving or a long walk.

This is the one difference that cannot be changed, and it explains most of the price gap.

Building character

Ir Yamim — towers. Staffed lobby, gym, a pool in some projects, underground parking. Higher building fees (typically 400–900 NIS/month), but a high service level.

Agamim — a mix. Alongside towers there are 6–8 storey boutique buildings and cottages. Lower building fees, fewer shared amenities, more neighborhood feel and less compound feel.

Who lives there

Ir Yamim is Netanya's international neighborhood — a high share of olim from France, the US and the UK, and a fair number of second homes. In practice this means some buildings have empty apartments in winter.

Agamim is distinctly more Israeli, with families living there year-round. If it matters to you that the school and the street are active all year, this is a meaningful point.

Education

Both neighborhoods have new schools. In Agamim they are slightly older and already established; in Ir Yamim some are younger. Check current registration zones with the Netanya municipality — they change.

Yield and investment

Ir Yamim generally shows a lower gross yield (higher entry price), but quality tenants and short vacancy periods. Agamim is similar, with a slightly lower entry price and therefore marginally better yield.

Both have a "value preservation" investment profile rather than a high-yield one. For yield-focused investors, Kiryat Nordau and Dora are far more relevant.

How to decide

Ask yourself one question: how many times a week will you actually go to the beach?

If the answer is several times a week, Ir Yamim is worth the difference. If it is once or twice a month, you are paying half a million shekels for convenience you will not use, and Agamim gives you the same quality of life for less.
