What an apartment in Netanya really costs — a neighborhood breakdown

Published 8/1/2026

When buyers ask "how much does an apartment in Netanya cost", the honest answer is that there is no single number. Netanya is a city of very different neighborhoods, and the same 4-room apartment can cost 1.6M NIS or 3.8M NIS — depending mostly on where it is.

The actual ranges

Ir Yamim — the city's most expensive neighborhood. 3-room around 2.3–2.9M NIS, 4-room around 2.9–3.8M NIS, penthouses above 4.5M NIS. New construction, parking and storage almost always included, the beach within walking distance.

Agamim — roughly 10–15% below Ir Yamim for the same size. 4-room around 2.5–3.2M NIS. Same quality of life, fewer sea views.

Nofey Yam — genuine sea views at a lower price. 4-room around 2.1–2.8M NIS, with a 10–20% premium for open-view units.

Neot Golda — 4-room around 1.9–2.5M NIS. Central location, older stock, renewal potential.

Dora and Kiryat Nordau — the entry points. 4-room around 1.4–2.0M NIS. This is where street-to-street differences are largest.

Ramat Poleg — private homes. Cottages from 4M NIS, villas 6–12M NIS and up.

What creates the gap

Building age is only part of the story. Five factors move price more than anything else:

1. Distance to the sea — every 500 metres closer to the beach shows up in the price. An apartment with an open sea view can cost 15–25% more than an identical low-floor unit in the same building. 2. Parking and storage — standard in new construction. In older buildings, a dedicated parking space can add 100–200K NIS. 3. Elevator and floor — third floor with no elevator is a significant discount. High floor with elevator and view is a premium. 4. Building condition — a maintained lobby, renovated façade and a functioning house committee affect price far more than people expect. 5. Future plans — an approved renewal project on the adjacent lot can move value in either direction.

How to check a price yourself

The numbers here are an estimate as of writing and move with the market. Before any decision, check the Israel Tax Authority real-estate transactions database — it shows deals that actually closed, not asking prices. Search by street, and look only at transactions from the last six months.

The gap between asking price and transaction price in Netanya typically runs 3% to 8%. If you are comparing listings only, you are looking at numbers nobody paid.

Bottom line

Do not ask "how much does an apartment in Netanya cost". Ask "what does a 4-room with parking and an elevator on this street cost, based on the last six months of transactions". That question has an answer.
